We have done a complete renovation of this complex.  There were various levels of work needed for each unit.  Some needing complete renovations and others that needed small touch ups.  A comprehensive list of what we provided for this complex is below

1. Upgraded Interiors:

• Stainless Steel Appliances: The first step in the transformation is replacing outdated or lower-quality appliances with sleek, modern stainless steel alternatives. Residents will now enjoy the benefits of energy-efficient, stylish appliances in their homes.
• New Quartz Countertops: Each unit's kitchen is getting a luxurious upgrade with the installation of new quartz countertops. These surfaces not only look elegant but are also durable and easy to maintain.
• New Cabinets: Outdated cabinets are being replaced with fresh, contemporary designs. The new cabinetry not only offers improved storage solutions but also elevates the overall aesthetic of the kitchens.
• New Vinyl Flooring: The old, worn-out flooring is being replaced with high-quality vinyl flooring. This change not only adds a clean and modern look but also provides residents with a durable and easy-to-clean surface.
• New Apartment Layout Design: Some units needed complete layout changes, we took out walls in some cases and added a more open concept to improve apartment flow.

2. Driveway Paving:

The complex's driveway is undergoing a complete transformation. Paving it with a smooth, well-maintained surface not only improves the overall curb appeal but also enhances safety and convenience for residents and their vehicles. The newly paved driveway will make it easier for residents to access their homes and park their vehicles.

3. Landscaping:

The landscaping of the complex is being given special attention to create a welcoming and aesthetically pleasing environment. This includes:

• Green Spaces: Adding greenery and flowerbeds to create a more natural and pleasant environment.
• Pathways and Walkways: Installing well-designed pathways for residents to enjoy leisurely strolls within the complex.

4. Resident Benefits:

This comprehensive transformation project aims not only to improve the physical aspects of the complex but also to enhance the quality of life for residents. They will now have modern, upgraded living spaces with increased functionality. The well-maintained landscaping and driveway will add to their overall satisfaction, making the complex a more attractive and comfortable place to call home.

We also provided keyless entry for all of our tenants.  This helps with less lockout cases and provides us as the owners access to all of our apartment units with ease.  All residents are provided their own unique code to access their units.  No two codes are the same!

This is one of our smaller complexes with some renovation work already done to it.  The first and second floor units were already newly renovated for the most part.  

The commercial space was also renovated providing a nice sleek look for the doctors office that is leasing the space.  

The major highlight for us at this property was a complete renovation of the third-floor unit that was severely damaged by fire and stripped down to the studs is a significant undertaking that requires careful planning, skilled labor, and a thorough understanding of building codes and safety standards. Here's a detailed description of the renovation process:

Assessment and Planning:

The first step involves a thorough assessment of the extent of fire damage and the structural integrity of the building. This included inspections by architects, engineers, and fire investigators.

Structural Repairs:

Any structural damage caused by the fire, such as weakened load-bearing walls, beams, or floor joists, are repaired and reinforced to ensure the safety and stability of the unit.

Electrical and Plumbing Systems:
The electrical and plumbing systems were entirely replaced and brought up to current building codes. This involved rewiring, installing new pipes, and adding modern fixtures.

Insulation and Drywall:
New insulation is installed in the walls, ceilings, and floors to improve energy efficiency and soundproofing. Then, drywall is installed and finished to create a smooth, paint-ready surface.

Flooring:
New flooring materials were installed throughout the unit.

Windows and Doors:
Damaged windows and doors were replaced with energy-efficient and fire-resistant alternatives. These new fixtures enhance the security and aesthetics of the unit.

Heating, Ventilation, and Air Conditioning (HVAC):
The HVAC system is upgraded or replaced to ensure proper climate control and ventilation.

Kitchen and Bathroom Renovation:
New cabinets, countertops, sinks, faucets, and appliances are installed in the kitchen. In the bathroom, new fixtures, tiles, and plumbing are added to create a functional and aesthetically pleasing space.

Paint and Finishing Touches:
The entire unit is painted with fresh, neutral colors. All finishing touches, such as trim and baseboards are added for a polished look.
